Which listings should I look at?

Every listing is ranked by its gap to the normal price. The ranking takes the property type into account: a 20 % gap on a flat is not the same as a 20 % gap on land.

What is this property worth?

A sale price or a monthly rent, with a range. The range comes from our real errors, not from a percentage picked at random.

What does it earn?

For a property on sale, we also estimate the rent it could bring in. Most common gross yield: —.

What others do not tell you

We publish our errors

Property type by property type, measured on properties whose price we did not know. It goes from — on the best type to much more on land. — types out of — are reliable enough to be ranked. The others are set aside: that is better than showing an accuracy we do not have.

We do not mark our own homework

Estimating a property we have already seen is bound to come out right, and gives a ranking that means nothing. So every listing is estimated without having been used to work out its neighbourhood's prices.

Facts stay separate from estimates

How long a listing has been online and its price drops are facts, not estimates. We show them separately, and never mix them into a single score.

A big gap is not a bargain

It is a listing to check. Most of the time the property has a flaw the listing does not mention: ground floor on a busy road, poorly kept building, complicated ownership papers. Or the price is low to make you call. A seller in a hurry is the rarest case.
