From a listing to the right price
Four steps, in plain words.
We gather the listings
We collect the listings published on the main Moroccan property sites, with their details: floor area, number of rooms, floor level, condition, amenities, neighbourhood.
Nothing is changed at this stage. The listing is stored exactly as it was published.
We remove what is wrong
Many listings contain typing mistakes: a price of 1 dirham, a floor area of several million square metres, a phone number typed into the area box. We remove those values.
Nothing disappears without explanation. When a listing is set aside, the reason is recorded and stays available.
We compare with similar properties
For each neighbourhood and each property type, we look at the prices of comparable properties. That is how we know what a property should cost.
A flat and a plot of land do not follow the same rules. We handle them separately, never mixed together.
We measure the gap
We compare the asking price with the normal price. A listing that is clearly cheaper moves up the list.
The gap always takes our error margin on that property type into account. A 20 % gap on a flat and a 20 % gap on land do not mean the same thing.
Reading a result
Three pieces of information, always shown together.
The estimated price
What the property should cost, given its area, its neighbourhood and its features. It is a rough figure, not a professional valuation.
The range
A single figure would suggest a precision we do not have. The range shows between which values the property sits most of the time.
The confidence level
It tells you how much the estimate can be trusted for that property type. For flats, comparable properties are plentiful and the estimate is good. For land, two neighbouring plots can be worth very different amounts, so the estimate stays rough.
What a gap means
A listing priced below the normal price can have several explanations, from the most common to the rarest:
- the property has a flaw the listing does not mention: ground floor on a busy street, facing windows, poorly kept building, complicated ownership papers;
- the listing is incomplete, and the property is worth less than it looks;
- the price is low to make you call;
- the seller is in a hurry: the only case you care about.
The tool cannot tell these four apart. It tells you where to look; the visit does the rest.
Rental yield
For a property on sale, we also estimate the rent it could bring in. The ratio between the two gives the yield.
This is useful if you are buying to rent out: you can compare two properties with different prices and rents.
