Purpose

esti.ma analyses public Moroccan property listings and produces two things: a price or rent valuation, and a ranking of listings whose asking price departs from the expected price.

Using the site, with or without an account, means accepting these terms.

What the service is not

esti.ma is not a property appraisal, nor investment advice, nor a brokerage service. Valuations come from statistical models whose median error is published and ranges from 13 % to over 30 % depending on property type. They give an order of magnitude and flag listings worth checking — never a transaction price nor a purchase decision.

We are party to no transaction. We verify neither the existence, nor the ownership, nor the legal status of advertised properties.

Data origin and accuracy

Data comes from listings published by third parties on public sites. We guarantee neither their accuracy, nor their currency, nor their availability. A listing may have been withdrawn, its price changed, or its description wrong at source.

Account

Creating an account requires a valid email address, to which a verification link is sent. You are responsible for keeping your credentials confidential and for actions taken from your account. One account per person.

Plans and quotas

The standard account is free. It is bounded by ceilings — valuations per rolling twenty-four hours, number of alerts and favourites — which the interface shows as a counter rather than letting you discover them by hitting them. The premium plan raises or removes those ceilings, opens the detail of opportunities, and takes the ad slots away.

The site takes no payment to date: premium access is granted by the publisher. Ceilings may change; they are always readable from your own area.

Alerts and favourites

An alert is a saved search, nothing more: it triggers no email, no notification, no message. It flags what is new on your next visit. A favourite is a bookmark on a listing; if the listing leaves the corpus, the favourite leaves with it.

Advertising

The site may display its own ad slots, served from our servers. No outside ad network is involved and no slot targets you: the choice depends on the placement alone. The premium plan removes them.

Prohibited uses

• large-scale automated extraction of service content;
• resale or redistribution of data without written permission;
• circumventing technical limits or quotas;
• creating several accounts to multiply quotas;
• any use liable to impair the service.

Manifestly abusive use leads to account suspension.

Ending the account

You can delete your account at any time from the “Profile” area: deletion is immediate, needs no justification, and has no cooling-off period. On our side, an account is suspended or closed only for a breach of these terms, and you are told why.

Availability

The service is provided as is, with no guarantee of continuous availability. It may be interrupted for maintenance, development, or causes beyond our control.

Liability

No purchase, sale or rental decision should rest on the service's figures alone. We cannot be held liable for a decision taken on that basis, nor for the consequences of data that was inaccurate at source.

Ownership

The models, the interface and the analyses produced belong to the publisher. Analysed listings remain the property of their authors and of the platforms hosting them.

Changes to these terms

These terms may change. Any substantial change will be announced on the site before it takes effect, and the date at the foot of the page says when this text last changed. Continuing to use the service after that date means accepting the version in force.

Moroccan law. Any complaint may be sent to support@esti.ma before any legal action.
