What our estimates are really worth
Measured on real properties whose price we did not know at the time of the estimate.
The figure shows how far off we usually are on that property type. At 13 %, an estimate of 1,000,000 MAD means a property worth, one time in two, between 870,000 and 1,130,000 MAD.
This is a usual error, not a maximum: the other half of cases falls further out. That is why every estimate comes with its own range.
Why these figures are not dressed up
We test on properties never seen before
The figures shown here come from properties the system had never seen. Testing on what it has already learnt would give very pretty numbers, and no idea of what really awaits you.
We only use what you can give us
Some details help guess a price: how long the listing has been online, how many photos it has, how long the text is, whether the seller is a professional. But you do not have those details when you estimate your own property. So we do not use them. Our figures are less pretty, but more honest.
We also publish what works badly
The property types we get most wrong are in the table, just like the others. A tool that only shows its successes does not help you decide.
We check another way
Sale prices and rents are estimated separately: one is never used for the other. The yield that comes out matches what is seen on the Moroccan market, without us forcing it.
What the tool cannot do
It only sees published listings
Properties sold privately, through an agency that does not publish online, or in a new development, are not there. So a listing far from our figures is not necessarily out of line with the market.
It does not know the exact address
The neighbourhood is the most precise marker we have, and it is already the most important one. But two properties in the same neighbourhood can be worth very different amounts depending on the street, the floor or the view.
Land is still badly estimated
Its price depends mostly on what you are allowed to build on it, and listings rarely say. That is why land has the widest error margin in the table.
Tracking over time is only starting
Spotting a price drop or a withdrawal means seeing the same listing again weeks later. It works, but we still lack time.
